Commercial Backflow Testing

Multi-device properties — restaurants, HOAs, shopping centers, medical offices — tested on one schedule, with every report filed and a copy for your records.

Quick answer

Commercial properties in Central Florida usually have more than one backflow preventer — a domestic meter, an irrigation meter, sometimes a fire line — and each one needs its own annual test and report. We test all of them in one visit, file each report with the utility, and keep your due dates on our calendar so the next year's notice never becomes a shutoff.

Every time.

The price is quoted before the visit. The person who quotes it is the person who shows up, and the certification number on the paperwork is his. If it is not the right service for you, you hear that on the phone.

A commercial water account is a different problem from a house. There are more devices, the utility treats the account as higher hazard, and a lapse does not just mean a letter — it can mean the meter gets locked on a Tuesday morning while the kitchen is prepping. The job is keeping every device tested, every report filed, and every due date visible.

What a visit looks like: we walk the property and identify every assembly, including the ones nobody remembered were there. Each device is tested, tagged, and reported separately, because that is how the utility tracks them. Failed devices get a repair quote the same day. You get a single summary with every device, its result, and its next due date.

Fire lines are the exception. A backflow preventer on a fire service line is tested the same way, but in most Central Florida jurisdictions the utility's tester list marks fire-line work separately and it typically runs through a licensed fire protection contractor. If your fire line is due, tell us up front so we can say whether it is ours to do or point you to who does it.

Not the right fit: single-device residential accounts are cheaper to handle as a straightforward test, and a property with only irrigation devices in a city that tests those itself should use the city program. This service is for accounts with several devices or several properties.

Common questions

Commercial Backflow Testing — FAQ

How many backflow preventers does a commercial property have?

Usually two or three: one on the domestic meter, one on the irrigation meter, and sometimes one on a fire line. Larger sites — shopping centers, multi-building HOAs — can have a dozen. Part of the first visit is finding all of them.

Can you handle several properties for one property manager?

Yes. Every device across every property goes on one schedule, and you get one summary per property with results and next due dates. That is the point of the service.

Do you test fire line backflow preventers?

Ask before assuming. Fire-line assemblies are tracked separately on Central Florida utility tester lists and usually go through a licensed fire protection contractor. Tell us it is a fire line when you call and we will say straight away whether it is ours or who to use.

What documents do I get?

A copy of every filed test report and a one-page summary listing each device, its location, result, and next due date. Keep it — it is what you show the utility or a buyer if the question ever comes up.

Holding a notice? Call the tester.

Read us the notice. We tell you who it says should do the test, what it costs if that is us, and — if your city already tests for you — that you do not need us at all.
