Backflow Testing & Repair in Orlando, FL

Quick answer

TJ Backflow tests and repairs backflow preventers in Orlando, FL, mainly for commercial accounts and property managers with several sites. Orlando addresses are split between OUC inside the city and Orange County Utilities outside it, each with its own cross-connection program, forms and tester list. The first question on any Orlando job is which one you are on, and the answer is on your water bill.

Orlando is a half-hour down I-4 or 417 from Sanford, so we take it by the property rather than by the street: restaurants, medical offices, shopping centers, HOAs, and the management companies that look after several of each. A single manager can be holding notices from two different utilities for properties a mile apart.

That is the Orlando-specific problem. OUC serves the city and some surrounding areas; Orange County Utilities serves the unincorporated county. Both require annual testing by a certified tester, both need the report filed with them and not the other, and the forms are different. Everything we do in Orlando is listed below.

What backflow work in Orlando actually involves

Purveyor first, every time. OUC bills carry the OUC name and usually cover electric as well as water; Orange County Utilities bills come from the county. Dr. Phillips, much of the Conway area and a lot of the land around the theme parks is county; downtown, College Park, Baldwin Park and most of the older city is OUC. We confirm it from the bill for every property before we file anything, because a report sent to the wrong program is a report that was never filed.

Commercial accounts are the work. A restaurant has a domestic assembly and usually an irrigation one, and the utility treats it as high hazard because of what is on the other side of the meter. Medical and dental offices are the same. Shopping centers and multi-building HOAs can have a dozen assemblies, some of them forgotten. The first visit is a walk to find every device; after that it is one schedule and one summary per property.

Orlando is also where we most often get asked about fire lines. A backflow assembly on a fire service is tested the same way, but the tester lists in this region track fire-line work separately and it usually runs through a licensed fire protection contractor. Tell us it is a fire line when you call and we will say whether it is ours to do.

Common questions

Orlando — FAQ

Do you actually work in Orlando, or just Seminole County?

We work in Orlando by the property — commercial accounts, HOAs and property managers, mostly. It is a half-hour from base. We do not pitch single-device residential work in Orlando because the drive makes it a poor deal for you.

How much does commercial backflow testing cost in Orlando?

Per device, with a per-property quote once we know the count. For a manager with several sites we quote the portfolio. We do not publish rates yet; call and you get a number.

Can you handle properties on both OUC and Orange County?

Yes, and that is normal for an Orlando portfolio. Each property's report goes to its own purveyor on that purveyor's form. Your summary shows which is which.

Which parts of Orlando do you cover?

Downtown, College Park, Baldwin Park, SoDo, MetroWest, Dr. Phillips, Lake Nona, Conway and the Millenia / I-Drive area — by the property, anywhere in the metro.

How fast can you fit in an Orlando job?

Usually within the week. We batch Orlando work by day, so a multi-site portfolio is easier to schedule quickly than a single device.

Is my property on OUC or Orange County Utilities?

Check the water bill. OUC bills say OUC and typically include electric; county bills come from Orange County Utilities. If you manage several sites, expect some of each. It decides which form we use and where the report goes.

Holding a notice? Call the tester.

Read us the notice. We tell you who it says should do the test, what it costs if that is us, and — if your city already tests for you — that you do not need us at all.
